Instead, they yearn for a true “place to return to”—a space capable of healing, restoring energy, and nurturing both body and soul.

Especially since the end of 2019, when Covid-19 broke out, many homebuyers have become more aware of the importance of quality living environments and health, placing greater value on greenery, water surfaces, and open spaces when choosing a place to settle.

A survey by Batdongsan.com.vn on customer psychology, published at the end of 2024, shows that up to 86% of participants prioritize projects with green spaces, and 88% of them are willing to pay more for a green home. This indicates that green living is becoming the new “benchmark” of the real estate market.

Assoc. Prof. Dr. Architect Hoang Manh Nguyen, Chairman of the Institute of Green Urban Science and Technology, believes that the value of a project today does not lie only in numbers on paper, but is quantified through sustainable green criteria. This forces developers to change their project development mindset—not pursuing dense high-rise construction, but allocating “land” for nature and long-term balance.

He emphasized: “Those who move first in this greening race will gain a major competitive advantage, thereby contributing to shaping a new landscape for Vietnam’s real estate market.”

Sharing the same view, Dr. Nguyen Van Dinh, Vice Chairman of the Vietnam Real Estate Association and Chairman of the Vietnam Association of Realtors, said that in the context where the new “benchmark” of the market is gradually forming, developers who put customers at the center, do not chase short-term profits, and aim to build a balanced ecosystem will be the ones holding absolute competitive advantages.

“Because when the quality of living space becomes the key ‘benchmark,’ the market enters a filtering phase, allowing projects and developers with truly green and sustainable vision to affirm their position and accompany the development of modern urban areas,” Dr. Dinh remarked.
