In July 2026, the infrastructure of the Southeast region continued to witness significant developments, from the metro line connecting the old Binh Duong province with the center of Ho Chi Minh City, the metro extension to Long Thanh Airport, the Cat Lai Bridge, the Long Hung Bridge, to new road axes in Tay Ninh. These projects are gradually expanding the development space for urban areas, industry, logistics, and real estate along the routes.

The Southeast region of Vietnam is entering a period of significant restructuring in its transportation infrastructure. The noteworthy aspect lies not only in the large scale of investment but also in how these projects are interconnected into a comprehensive network linking central urban areas, airports, seaports, industrial zones, border crossings, and satellite cities.

In Ho Chi Minh City, transportation is identified as the driving force behind urban expansion in long-term planning. The city is not only addressing existing bottlenecks but also considering a multi-center development model, connected by ring roads, expressways, metro lines, and inter-port routes.

In Dong Nai, the focus of infrastructure development revolves around Long Thanh Airport and direct connections to Ho Chi Minh City. Metro lines, major bridges, provincial roads, expressways, and TOD (Transit-Oriented Development) zones along these routes are creating a new foundation for urban, industrial, and service development.

Meanwhile, Tay Ninh is emerging with a series of large-scale transportation projects such as the Ho Chi Minh City Ring Road 4, the expansion of the Ho Chi Minh City - Trung Luong - My Thuan expressway, the Tan An - Binh Hiep road, the Long An - Tay Ninh connecting axis, and research into a potential airport. These projects are expected to help Tay Ninh accelerate its role as a gateway connecting Ho Chi Minh City with the Mekong Delta and Cambodia.

Ho Chi Minh City: From a 100-year plan to an inter-port road axis.

In Ho Chi Minh City, the outstanding infrastructure news this month shows that the city is accelerating its long-term transportation development strategy, linked to a multi-centered urban model.

The Ho Chi Minh City Master Plan for the period 2025-2050, with a 100-year vision, which has just been put forward for public consultation, places transportation in the role of a driving force for urban development, connecting central areas, satellite cities, seaports, industrial zones, and inter-regional hubs.

The transportation system is oriented towards development based on a multimodal regional connectivity model, leveraging the role of the new Ho Chi Minh City as a transportation hub in the Southeast region and the Southern key economic zone.

The focus of the plan is to enhance connectivity between the central urban area and new development zones through an integrated transportation network including roads, urban rail, regional rail, waterways, and air. Ring roads, radial axes, and strategic transport corridors are prioritized to reduce pressure on the existing system and shorten travel time between development hubs.

One notable project is the Metro Line 2 (Thu Dau Mot - Ho Chi Minh City), which is currently undergoing public consultation. The line is approximately 35.1 km long, passing through 18 wards, and is planned to have 24 stations, including 13 underground and 11 elevated stations. This metro line is significant in connecting the former Binh Duong area with the center of Ho Chi Minh City, contributing to reducing road traffic pressure and opening up new development opportunities around the stations.

Along with the metro, the eastern part of Ho Chi Minh City is also seeing development from the Cat Lai - Phu Huu inter-port road connecting to Ring Road 3. Accordingly, the Ho Chi Minh City People's Committee has just decided to establish a council to compete for architectural designs for the main overpass and other overpass components at the intersection of the Ho Chi Minh City - Long Thanh - Dau Giay expressway with Ring Road 3. This is an important component of project 2, the construction of the Cat Lai - Phu Huu inter-port road, expected to create a key infrastructure highlight in the eastern gateway area of ​​the city.

The project has a total investment of 8,782 billion VND from the city's budget. Construction will be carried out in Cat Lai ward and Long Truong ward during the period 2026-2029.

Upon completion, the inter-port road is expected to alleviate traffic pressure on Nguyen Thi Dinh, Nguyen Duy Trinh, the eastern branch of Ring Road 2, and Hanoi Highway. The project will also help limit container trucks from entering the inner city, resolve congestion around the Cat Lai - Phu Huu port cluster, and facilitate the development of residential and urban areas in the eastern part of Ho Chi Minh City.

Dong Nai: Long Thanh Airport creates a connecting core, metro and large bridges expand urban space.

In Dong Nai, infrastructure development this month continues to revolve around Long Thanh Airport and strategic connecting routes. Long Thanh Airport is expected to conduct trial operations from September to November 2026 and officially commence operations on December 1, 2026. This is a significant milestone not only for the aviation industry, but also for logistics, trade services, industry, and real estate in the region.

In parallel with the airport project, Dong Nai is accelerating the implementation of the project to extend the Ben Thanh - Suoi Tien metro line to the city's administrative center and Long Thanh airport. The line is approximately 43.5km long, starting at Suoi Tien station and ending at Long Thanh airport, with a total estimated investment of over 65,500 billion VND. The locality is also planning urban development sites along the route using the TOD (Transit-Oriented Development) model and preparing reciprocal land funds to mobilize resources for implementation.

The fact that Bien Hoa ward is implementing the policy of land acquisition for the metro line shows that the project has entered the land preparation phase. This is a crucial step, because compensation, support, resettlement, and land handover will greatly determine the project's progress.

Besides the metro, Dong Nai has also commenced construction on three major roads: DT.769, DT.770B, and DT.773, with a total length of over 100km. These routes play a crucial role in connecting Long Thanh Airport with industrial zones, seaports, and inter-regional transportation arteries. Upon completion, these roads will expand development opportunities not only in Long Thanh but also in neighboring areas with industrial and logistics advantages.

Notably, the Cat Lai Bridge and Long Hung Bridge continue to be two projects of market interest due to their potential to open up new direct connections between Ho Chi Minh City and Dong Nai. The Cat Lai Bridge has a total investment of over 24,000 billion VND, connecting Cat Lai Ward with Dai Phuoc Commune. Meanwhile, the Long Hung Bridge has a total investment of over 12,700 billion VND, connecting Ho Chi Minh City with the Bien Hoa - Vung Tau Expressway. These two bridges are expected to open up new connectivity routes, reduce pressure on existing routes, and create further impetus for riverside real estate, satellite cities, trade, services, and logistics.

Tay Ninh: Ring Road 4, expressways, new connecting routes, and a potential airport.

In Tay Ninh, transportation infrastructure has seen significant progress, most notably the implementation of the Ho Chi Minh City Ring Road 4 project. The locality has paid over 9,190 billion VND in compensation to implement the longest road in the Southeast region. This is an important step in the land clearance process, creating favorable conditions for the project to soon move to the synchronous construction phase.

The Ring Road 4 is of great significance to Tay Ninh because this route not only connects the locality with Ho Chi Minh City and other provinces in the Southern key economic region, but also opens up additional corridors for industrial, urban, logistics, and commercial service development. Areas along the route, near interchanges, industrial zones, and residential centers may receive more attention as infrastructure gradually develops.

Besides the Ring Road 4, Tay Ninh also has many major transportation projects about to be implemented. Notably, these include the Long An - Tay Ninh connecting axis, the Duc Hoa economic corridor, and the Tan An - Binh Hiep route. The Tan An - Binh Hiep route, over 62km long and passing through 9 wards and communes, is expected to become a strategic transportation axis parallel to National Highway 62, connecting the provincial center with the Dong Thap Muoi region and the Binh Hiep international border gate.

The expansion of the Ho Chi Minh City - Trung Luong - My Thuan expressway section through Tay Ninh is also noteworthy news. Residents of Ben Luc have received notices of land acquisition and have begun declaring their assets to facilitate compensation. This expansion project of this vital expressway is expected to increase connectivity between Ho Chi Minh City, Tay Ninh, and the Mekong Delta.

Another noteworthy piece of information is that Tay Ninh province is being considered for a potential airport in Cau Khoi commune. Accordingly, the Ministry of Construction has just approved the adjustment of the National Airport System Planning for the period 2021-2030, with a vision to 2050, which includes the addition of five potential airports for further study on their feasibility.

Specifically, the proposed location for Ha Tinh airport is in Thien Cam and Yen Hoa communes; Quang Ngai airport in Ly Son special economic zone; Lam Dong airport in Phu Quy special economic zone; and Tay Ninh airport in Cau Khoi commune. The proposed location for Tuyen Quang airport has not yet been determined.

The plan also notes that the locations of potential airports will continue to be studied and evaluated, and a more optimal option may be selected during the process of developing a feasibility study for the airport before it is considered by the competent authority.

In the real estate market, information regarding airports needs to be monitored carefully. This remains a long-term research focus. Meanwhile, projects such as Ring Road 4, expressways, and the Tan An - Binh Hiep route have a more direct impact on land prices, planning, and investment flows in the medium term.

Overall, the series of metro projects, airports, major bridges, ring roads, expressways, and new connecting routes are gradually redrawing the development map of the Southeast region. For the real estate market, new infrastructure will create more opportunities for areas near metro stations, airports, interchanges, ring roads, and expressways. However, investors need to be cautious about short-term price increase expectations. The true value of real estate still depends on the progress of implementation, land use planning, land price regulations, and actual housing demand.
