Providing a deeper analysis of the 1/500 detailed planning, Dr. Truong Van Quang emphasized that this plan holds not only legal significance but also substantial urban planning value. The 1/500 detailed plan concretizes the subdivision planning and clarifies the general master plan, serving as a clear foundation for designing construction works and detailed infrastructure.

The 1/500 plan specifies each land plot and clarifies key indicators such as construction density, building height, land use coefficient, green space ratio, urban ventilation, infrastructure connections, utility services (electricity, water), traffic density, and environmental protection. This contributes to shaping the project’s physical appearance in a rapid and precise manner, providing an overall vision of spatial arrangement and land allocation, ensuring harmony and efficiency in land use, optimizing resources, enhancing residents’ quality of life, and facilitating the synchronized development of the project and surrounding areas.

From an environmental perspective, one of the critical elements of the 1/500 detailed plan is the environmental impact assessment. This includes analyzing and evaluating the project’s effects on the natural and social environment, proposing appropriate solutions to ensure sustainable development, minimize negative environmental impacts, and protect public health. According to Dr. Truong Van Quang, this forms the foundation for maintaining long-term sustainable growth for real estate projects.

In particular, Dr. Architect Truong Van Quang also emphasized that in management activities, the 1/500 detailed planning map helps competent authorities, investors, and construction units gain an overall view of the project, closely monitor construction progress, and ensure that the project is built according to its intended direction, approved plan, and master plan. This, in turn, supports authorities in safeguarding the rights of buyers and helps minimize disputes related to land use and infrastructure.

As one of the projects with an approved 1/500 master plan, An Huy Mỹ Việt Urban Area in Đức Hòa, Long An (now Đức Lập Commune, Tây Ninh Province), developed by An Huy Real Estate Joint Stock Company (An Huy Group), is attracting significant attention from investors due to its transparent legal framework and synchronized planning.
