Following Resolution 202/2025/QH15 (passed on June 12, 2025), the new Tay Ninh province (covering 8,536 km² with a population of 3.25 million) was officially established through the merger of the former Tay Ninh and Long An provinces, with its administrative center located in Tan An City, formerly in Long An. With a border of over 370 km with Cambodia, alongside international ports and infrastructure connecting to neighboring regions, Tay Ninh possesses significant potential to emerge as a “new growth hub” in the Southeast region and the Mekong Delta.

Looking at the promising development landscape of the new Tay Ninh, Duc Lap commune (formerly part of Duc Hoa district, Long An) serves as a crucial bridge, playing a key role in driving both socio-economic growth and the real estate market in Tay Ninh. This route not only “unlocks” logistics for the Southwest region but also transforms Duc Lap into a strategic connectivity hub, linking National Highway 1A, N2, DT 824, and the Ho Chi Minh City – Moc Bai expressway (construction started in September 2025).

Expert Bui Van Doanh, Director of the Vietnam Institute for Real Estate Research (VIRES), commented: “The infrastructure in Duc Lap not only unlocks land resources but also strongly drives population migration. Currently, around 20% of Ho Chi Minh City residents are looking for housing in the suburban areas, and this figure could easily double once Ring Road 3 is completed.”
He emphasized that, amid ongoing economic challenges, Duc Lap offers a “dual value”: generating profits from industrial real estate, as Duc Hoa III Industrial Park has reached an occupancy rate of 85–90%, while also serving as an ideal residential choice with living costs 30–40% lower than in Ho Chi Minh City.

In addition to its direct impact on the real estate market through price potential, infrastructure also drives the development of industrial zones—a key strength in Tay Ninh’s economic growth. Attracting investment for industrial zone development in Duc Lap not only addresses employment for local and regional workers but also energizes the area, laying the foundation for an urban-industrial ecosystem, thereby boosting Duc Lap’s real estate market.

The project is also one of the few in the locality featuring a fully planned internal road system ranging from 16 to 36 meters wide, underground electricity, municipal water supply, a construction density of only 45%, 25,000 m² of green space, and a 15.5-hectare natural retention lake.
