The DT 823D route (14.27 km long, 6 lanes, 40 m wide) was technically opened on April 19, 2025, with 50% of asphalt paving completed by May 2025, and it is now racing to be fully completed by the end of this year. Additionally, thanks to direct connection with Ring Road 3 (asphalt paving completed by October 30, 2025), travel time from Duc Lap to central Ho Chi Minh City has been reduced to under 60 minutes. This route not only “unlocks” logistics for the Southwest region but also transforms Duc Lap into a strategic connectivity hub, linking National Highway 1A, N2, DT 824, and the Ho Chi Minh City – Moc Bai expressway (construction started in September 2025).

Expert Bui Van Doanh, Director of the Vietnam Institute for Real Estate Research (VIRES), commented: “The infrastructure in Duc Lap not only unlocks land resources but also strongly drives population migration. Currently, around 20% of Ho Chi Minh City residents are looking for housing in the suburban areas, and this figure could easily double once Ring Road 3 is completed.”

He emphasized that, amid ongoing economic challenges, Duc Lap offers a “dual value”: generating profits from industrial real estate, as Duc Hoa III Industrial Park has reached an occupancy rate of 85–90%, while also serving as an ideal residential choice with living costs 30–40% lower than in Ho Chi Minh City.

In addition to its direct impact on the real estate market through price potential, infrastructure also drives the development of industrial zones—a key strength in Tay Ninh’s economic growth.
